What to Expect During Your Home Inspection — A Complete Guide

If you're buying a home for the first time — or even if it's been a while — the inspection process can feel a little mysterious. What am I actually checking? How long does it take? What do you get at the end? Let me walk you through the whole thing so you know exactly what to expect.

Scheduling and Preparation

Once you're under contract, your agent will typically coordinate with me to schedule the inspection. Most inspections happen within the first 7-10 days of the option period. I'll need access to the entire home — all utilities need to be on, and I'll need to get into the attic, garage, and any outbuildings. You don't need to do anything special to prepare. Just show up.

What Happens on Inspection Day

I start on the outside and work my way in. Exterior inspection covers the roof, siding, grading, drainage, windows, doors, and foundation. Then I move inside and go room by room — checking electrical outlets, plumbing fixtures, HVAC operation, walls, ceilings, floors, doors, and windows. I also inspect the attic, checking insulation, ventilation, framing, and any signs of leaks or pest activity.

The whole process typically takes 2-4 hours depending on the size and condition of the home. I encourage buyers to be there for at least the last hour so I can walk you through my findings in person. There's no substitute for pointing at something and explaining exactly what I'm seeing.

Thermal Imaging — Included on Every Inspection

Every inspection I do includes thermal imaging at no extra charge. My thermal camera picks up temperature differences that reveal issues invisible to the naked eye — missing insulation, moisture behind walls, electrical hot spots, and HVAC leaks. Most inspectors charge extra for this. I include it because I believe it should be standard.

Your Report

You'll get a detailed digital report the same day — usually within a few hours of the inspection. It includes photos of every finding, descriptions of the issues, and a summary that highlights the most important items. The report is easy to read and share with your agent, and it gives you everything you need to make informed decisions about the purchase.

What Happens After

After you get the report, you and your agent can use it to negotiate repairs or credits with the seller. I'm always available to answer follow-up questions. If you need clarification on anything in the report, just call me. I'm here to make sure you understand exactly what you're buying.
